Your Windermere pool builder

Windermere is defined by water. The Butler Chain of Lakes, the shaded brick streets of the historic town and the estate homes along the shorelines create backyards that deserve a pool designed as carefully as the house. Blue Dream Pools has designed and built luxury custom gunite pools for West Orange homeowners since 2004. We are locally owned since 2004, and our office is just up the road on Plant Street in Winter Garden.

Lakefront and lake-view lots bring their own engineering questions. Soils near the lakes are typically sandy, and the water table can sit close to the surface, especially in the rainy season. That affects excavation, dewatering, hydrostatic relief and how the shell is designed. Lots that slope toward the water may call for retaining walls or a raised beam to hold the pool level. We look at your lot’s grade, drainage and soil conditions, design the gunite shell for the site and plan how the pool, deck and landscape step down toward the view.

Permitting depends on the address. Homes inside the Town of Windermere’s limits fall under the town, while many homes with a Windermere mailing address are actually in unincorporated Orange County, which permits pools through its Fast Track online system. Pool projects need engineered plans, hydraulic calculations and a barrier safety method that meets Florida’s pool safety law. We confirm the right jurisdiction for your parcel, prepare the plans and pull the permit as a Florida certified pool and spa contractor (CPC1460083).

Most Windermere communities have an HOA or architectural review board, and some have detailed design standards. HOA and ARB approval is the homeowner’s step, and we don’t submit it for you. We give you a complete set of plans and the details boards usually ask about, such as setbacks, equipment location, lighting and enclosure height, so your submittal is clear. Once your approval is in hand, we handle the permit and build.

Windermere homeowners often come to us with a vision: a vanishing edge that disappears toward the lake, a raised spa with a sheer descent, a fire-and-water feature for evenings, a sun shelf with in-pool loungers, or a pool built alongside a new custom home. If you are building a home, we can coordinate the pool with your construction schedule and the permit. Because we build in gunite, nothing is off the table on shape, depth or features. We finish with quartz plaster or Wet Edge pebble, tile and decking selected with you, and Hayward equipment with automation and LED lighting.

Every pool we build is custom, so we don’t publish prices. After your design consultation, we send an itemized proposal that lists the work line by line. Consultations are by appointment only, so you get focused time with our team.

Water is also why lighting and evening use matter so much here. Many Windermere homeowners spend more time looking at the pool from inside the house or the lanai than swimming in it, so we design the view as carefully as the swim: how the water line meets the horizon, where the spa sits relative to the sunset, and how LED lighting, fire features and landscape lighting work together after dark. Shade and wind also matter on open lakefront lots, and we plan seating, screen or shade structures and deck materials with Florida’s summer heat in mind.

Here is how a Windermere project usually runs. It starts with a design consultation, by appointment, where we talk about how you want to use the yard, look at the lot and note anything that affects the build, from slope and drainage to access for equipment. Next we prepare a design and send an itemized proposal. When you are ready, you take the plans to your HOA if you have one, and we prepare the engineered drawings and submit the building permit to the Town of Windermere or Orange County. Construction follows the usual sequence: layout, excavation, steel, plumbing and electrical, gunite, tile and coping, decking, equipment, and finally the interior finish and start-up. Inspections happen at the required stages along the way. When the pool is filled, we walk you through the equipment and how to care for your new finish.

If you are planning a pool for your Windermere home, connect with a designer. We will walk your lot, talk through your goals and show you what is possible.
