Your Montverde pool builder
Montverde is one of the most beautiful corners of Lake County. Rolling hills, old oak canopy and views toward Lake Apopka give homes here a setting that deserves more than a standard backyard pool. Since 2004, Blue Dream Pools has designed and built custom gunite pools for West Orange and Lake County homeowners from our office on Plant Street in Winter Garden, a short drive from Montverde and Bella Collina. We are locally owned since 2004, and every pool we build is designed around the lot, the home and the way your family actually lives outside.
Building in Montverde is different from building on a flat lot in a newer subdivision, and we plan for that from the first visit. Much of the area sits on the hilly, sandy ridge country of central Lake County. Elevation changes that make a view spectacular also mean we look closely at grade, drainage and where water goes during a summer storm. On sloped lots we may design retaining walls, raised beams or a stepped deck so the pool sits level and the yard still drains away from the house. Central Florida’s sandy soils drain fast but can shift when they are disturbed, so our gunite shells are engineered for the site, and the soil and grade conditions on your lot shape the structural plan before we dig. Those choices are explained in plain language and listed line by line in your proposal.
Permitting is the part most homeowners never see, and it is the part that keeps a project on schedule. Montverde is an incorporated town, and most Montverde addresses are permitted through the Town of Montverde. Its swimming-pool submittal asks for signed and sealed pool plans, a site plan with impervious-surface calculations, hydraulic (TDH) calculations, the contract and a pool barrier affidavit signed by the owner. Some addresses around Bella Collina sit in unincorporated Lake County instead, which has its own Office of Building Services. We confirm which jurisdiction covers your parcel, prepare the engineered drawings and handle the building permit and its inspections. As a Florida certified pool and spa contractor (CPC1460083), we pull the permit in our name.
One step belongs to you: HOA or architectural review board approval. Many Montverde and Bella Collina homes are in communities with design guidelines, and those boards review pool plans before construction. HOA and ARB approval is the homeowner’s step, and we don’t submit it for you. We do give you a clear set of plans and the details your board typically asks about, such as setbacks, equipment location and enclosure height, so you can submit with confidence. Once your approval is in hand, we move ahead with the permit.
What does a Blue Dream pool in Montverde look like? That is up to you. Homeowners here often want a pool that frames a view: a vanishing edge facing the hills, a raised spa with a sheer descent, a sun shelf for lounging, fire features and lighting that carry the backyard into the evening. Others want a quiet, classic geometric pool and a generous deck for entertaining. We build in gunite because it allows any shape, depth or feature, and we finish with quartz plaster, Wet Edge pebble finishes, tile and decking chosen with you. Equipment is Hayward, including variable-speed pumps, automation and LED lighting you can control from your phone.
Every pool is custom, so we don’t publish prices. After your design consultation, we send an itemized proposal that shows exactly what is included, from excavation and steel to finishes, equipment and decking. There are no package tiers to decode. Consultations and office visits are by appointment only, so you get unhurried time with our team.
Here is how a Montverde project usually runs. It starts with a design consultation, by appointment, where we talk about how you want to use the yard, look at the lot and note anything that affects the build, from slope and drainage to access for equipment. Next we prepare a design and send an itemized proposal. When you are ready, you take the plans to your HOA if you have one, and we prepare the engineered drawings and submit the building permit to the Town of Montverde or Lake County. Construction follows the usual sequence: layout, excavation, steel, plumbing and electrical, gunite, tile and coping, decking, equipment, and finally the interior finish and start-up. Inspections happen at the required stages along the way. When the pool is filled, we walk you through the equipment and how to care for your new finish.
If you live in Montverde, Bella Collina or nearby Lake County and you are ready to start planning, connect with a designer. We will talk through your lot, your goals and your timeline, then put it on paper.
