Custom Gunite Pools Designed for Dr. Phillips Homes
Dr. Phillips is one of southwest Orlando’s most established communities, with mature trees, lakefront streets along the Butler Chain and the Bay Hill area, and homes where the backyard is a real living space. Blue Dream Pools is a Winter Garden pool builder, locally owned since 2004, that designs and builds luxury custom gunite pools, spas and outdoor living spaces for homeowners here.
Our office at 260 E Plant St in Winter Garden is about 20 to 25 minutes away. Every project starts with a free design consultation, and we send an itemized proposal after the consultation. We don’t publish prices, because every pool we build is designed for one yard.

Designing a Pool for Dr. Phillips Properties
Many Dr. Phillips homes were built decades ago, and a lot of the calls we get here are about pools that no longer match the house. A full renovation can change more than the finish: we can reshape steps and benches, add a sun shelf, raise a spa, add sheer descents or a vanishing edge, and replace the deck with travertine, natural stone or pavers. Older equipment pads are often a good place to save energy and noise with variable-speed Hayward pumps, automation and LED lighting you control from your phone.
For new pools and complete rebuilds, the area’s larger lots and lake views open up luxury features: vanishing edges that line up with the water, fire bowls and fire features for cool evenings, and outdoor kitchens and covered lounges tied into the pool deck. Lakefront and lake-view lots come with real constraints, including setbacks from the shoreline, drainage toward the water and a water table that can rise in the summer rainy season. We study those during the site visit and engineer the shell, the deck and the drainage for them. Mature oaks are part of the area’s appeal too, so we plan for root zones, shade and leaf management, and many homeowners choose a screen enclosure, built by experienced screen-enclosure subcontractors and coordinated by our team.
The geography here is defined by water. Dr. Phillips wraps around a cluster of lakes, including Big Sand Lake, Little Sand Lake, Lake Cane and Lake Marsha, and Lake Cane connects by canal to Lake Tibet and the Butler Chain of Lakes. Lake-adjacent lots often slope toward the water, so the pool deck may need retaining walls or a raised beam, and stormwater has to be directed away from the pool and toward approved drainage rather than straight into the lake. The soils are mostly fine Central Florida sand, which is easy to excavate but needs proper compaction under the deck. Near the lakes the water table can sit close to the surface in the summer rainy season, so we may plan dewatering during excavation and include a hydrostatic relief valve in the shell. Established lots also tend to have older irrigation lines, buried utilities and large tree roots, which we locate before digging.
Access is the other practical question on established lots. Fences, landscaping, irrigation and existing hardscape often sit between the street and the backyard, so we plan the equipment route and the restoration up front.
We are about 20 to 25 minutes from Dr. Phillips, so site visits and milestone check-ins are easy to schedule.
Permits in Dr. Phillips
Dr. Phillips is not a city. It is a community in unincorporated Orange County, so pool permits are issued by the Orange County Division of Building Safety. The County requires a site plan or survey, a lot grading and drainage plan, construction plans from a Florida licensed engineer or architect, site-specific engineering for features like vanishing edges and sheer descents, the APSP 7 and APSP 15 worksheets and a pool safety barrier affirmation, followed by inspections through the final. Some homes with an Orlando mailing address nearby fall inside City of Orlando limits, so we confirm the jurisdiction from your parcel before we submit. We prepare the drawings, pull the permit as a Florida certified pool and spa contractor (CPC1460083) and schedule the inspections.
Orange County reviews more than the pool shell. Features such as sheer descents, raised walls, vanishing edges and grottos need site-specific engineering, and a vanishing edge needs engineering down to the collection basin. Work on lakefront lots can also involve zoning setbacks from the normal high water line and the County’s shoreline rules, which we check against your survey. A passed final inspection is required to close the permit.
HOA and ARB approval is the homeowner’s step. Many Dr. Phillips neighborhoods have associations with design guidelines; you submit to the board, and we provide the plans and details it usually asks for.
