Your Oviedo pool builder

Oviedo blends a historic small-town center with some of the most established neighborhoods in Seminole County, and just east of town, Chuluota and Geneva open up into larger, quieter lots with plenty of room for a backyard built around the water. Blue Dream Pools has designed and built custom gunite pools for Central Florida homeowners since 2004. We are locally owned since 2004, and we serve Oviedo, Chuluota, Winter Springs and Geneva from our office on Plant Street in Winter Garden.

Building in east Seminole County means planning for the ground and the water. Much of the area sits on sandy Central Florida soils, and closer to the Econlockhatchee River, the St. Johns River basin and the low areas around Chuluota’s lakes, the water table can rise close to the surface in the summer rainy season. That affects excavation, dewatering and how the shell is engineered. Larger rural and estate lots often bring wells, septic systems and drainfields into the picture, and those set limits on where a pool, deck and equipment can go. We assess grade, drainage, soil and those site features on your lot and design the gunite shell for the site.

Permitting depends on where your parcel sits. Addresses inside Oviedo city limits are permitted through the City of Oviedo, and homes in Winter Springs go through the City of Winter Springs. Chuluota and Geneva are unincorporated, so those pools are permitted through Seminole County’s Building Division. Some homes with an Oviedo mailing address are actually in unincorporated Seminole County, so we confirm the right jurisdiction for your parcel first. We then prepare the engineered drawings and handle the building permit and its inspections. As a Florida certified pool and spa contractor (CPC1460083), we pull the permit in our name.

One step belongs to you: HOA or architectural review board approval. Many Oviedo and Winter Springs neighborhoods have design guidelines, and some Chuluota communities do as well. HOA and ARB approval is the homeowner’s step, and we don’t submit it for you. We do give you a clear set of plans and the details boards usually ask about, such as setbacks, equipment location and enclosure height, so you can submit with confidence. Once your approval is in hand, we move ahead with the permit.

What does a Blue Dream pool in Oviedo look like? On a family lot in town, it might be a sun shelf for the kids, a spa for cool evenings and a screened lanai to keep out leaves from the oak canopy. On a larger Chuluota or Geneva property, it might be a resort-style pool with a raised spa, water features, fire bowls and an outdoor kitchen. Because we build in gunite, any shape, depth or feature is possible. We finish with quartz plaster, Wet Edge pebble finishes, tile and decking chosen with you. Equipment is Hayward, including variable-speed pumps, automation and LED lighting you can control from your phone.

Every pool is custom, so we don’t publish prices. After your free design consultation, we send an itemized proposal that shows exactly what is included, from excavation and steel to finishes, equipment and decking. Consultations and office visits are by appointment only.

Oak trees are part of what makes Oviedo feel like Oviedo, and they shape pool design here. We plan around root zones, think about where leaves and pollen will land, and often recommend a screen enclosure, which is built by experienced screen-enclosure subcontractors and coordinated by our team. Shade from mature trees also changes how warm the water stays, so we talk through heating options and where the spa and sun shelf should sit to catch the afternoon sun.

Here is how an Oviedo project usually runs. It starts with a design consultation, by appointment, where we talk about how you want to use the yard, look at the lot and note anything that affects the build, from slope and drainage to access for equipment. Next we prepare a design and send an itemized proposal. When you are ready, you take the plans to your HOA if you have one, and we prepare the engineered drawings and submit the building permit to the City of Oviedo, the City of Winter Springs or Seminole County. Construction follows the usual sequence: layout, excavation, steel, plumbing and electrical, gunite, tile and coping, decking, equipment, and finally the interior finish and start-up. Inspections happen at the required stages along the way. When the pool is filled, we walk you through the equipment and how to care for your new finish.

If you live in Oviedo, Chuluota, Winter Springs or Geneva and you are ready to start planning, connect with a designer. We will talk through your lot, your goals and your timeline, then put it on paper.
