Your Orlando pool builder

Orlando is a city of neighborhoods. Brick streets and mature oaks sit a few miles from brand-new subdivisions, and lakefront homes share a ZIP code with tight, modern lots. A pool here has to fit the house, the yard and the way your family actually lives in it. Blue Dream Pools has designed and built custom pools for Central Florida homeowners since 2004. We're locally owned, and our showroom is in Winter Garden, just west of Orlando, so the people who design your pool are the same people who stand behind it.

We work across Orlando and the rest of Orange County, from the older neighborhoods near downtown to the newer communities on the city's edges. Whether you are replacing a tired backyard with something you will use every day or planning a pool alongside a home renovation, we start with your lot, your house and your goals, not a catalog shape.

Permits for pools in Orlando and Orange County

Before any digging starts, the permit has to be right, and in Orlando that starts with one question: who has jurisdiction over your parcel? Homes inside Orlando city limits are permitted by the City of Orlando. Many homes with an Orlando mailing address sit in unincorporated Orange County, which permits pools through its own building division. Two houses on the same road can fall under different offices.

We check your parcel first, then prepare what the permitting office needs. That typically includes signed and sealed engineered pool plans, a site plan or survey showing setbacks and easements, hydraulic calculations, equipment specifications and a pool safety barrier method that meets Florida's residential pool safety law. We schedule and attend the required inspections through to the final.

As a Florida certified pool and spa contractor (CPC1460083), we pull the permit in our own name. You get one point of contact for the paperwork, not a stack of forms to chase.

Designing for Orlando lots, soil and lakes

Every Orlando yard comes with its own conditions, and a good design accounts for them from the first sketch.

Sandy soil and the water table. Much of Central Florida sits on sandy soil over a relatively high water table, and it can rise in the rainy season. That affects how a pool is engineered, how the excavation is handled and how the deck and drainage are planned. Our plans are engineered for the site, and we look at grade and drainage so rainwater moves away from the pool and the house.

Lakefront and canal lots. Orlando has hundreds of lakes, and lakefront homes often have slopes, setbacks from the water and views worth designing around. A raised spa, a vanishing edge or a sun shelf can turn that view into the centerpiece of the yard. We check the required setbacks on your survey before the design is final, so there are no surprises at permit time.

Compact and corner lots. Many newer neighborhoods have shallow backyards and utility easements. A geometric pool sized to the yard, with a spa and a shelf for lounging, often delivers more everyday use than a larger pool squeezed into the space. We measure access for equipment early, because a narrow side yard changes how a project gets built.

Older homes and mature trees. In established neighborhoods, roots, existing patios and older utility lines all matter. We plan around them and keep the trees you want to keep in mind when we place the pool and equipment.

Custom gunite pools, designed around your yard

We build custom gunite pools, which means the shape, depth and features are drawn for your yard rather than picked from a fixed list. That flexibility matters on Orlando lots with odd footprints, slopes or easements to work around.

What a Blue Dream pool includes is up to you. Some homeowners want a clean, modern rectangle with a sun shelf and a raised spa. Others want a resort-style backyard with sheer descents, bubblers, fire bowls and lighting that changes color at night. We help you choose finishes, from quartz plaster to Wet Edge pebble finishes, along with tile, coping and decking that suit your home's style.

Equipment matters as much as looks. We install Hayward equipment, including variable-speed pumps, automation and LED lighting, so you can run the pool from your phone and keep energy use in check.

We also remodel existing pools. If your Orlando home came with an older pool, we can bring it up to date with new finishes, tile, coping, decking and modern equipment.

Built for the way Orlando lives outdoors

Orlando backyards get used most of the year, so we design for every season, not just July.

Sun and shade. Afternoon sun is strong here. We look at how the house, trees and any covered patio cast shade across the day, then place the sun shelf, loungers and spa where they will be comfortable when you actually use them. A shallow shelf in full sun is great in spring; a spa tucked closer to the house is easier to enjoy on a cool January evening.

Summer storms. Heavy afternoon rain is part of life in Central Florida. Deck slopes, drains and the overflow path for the pool are planned so water moves away from the house and does not pool on the deck. Equipment is placed where it is easy to reach, protected and out of the way of runoff.

Evenings. Many Orlando families use their pool most after work and on weekends after dark. LED lighting, fire bowls and soft deck lighting extend those hours and make the backyard feel finished from inside the house, too. Automation lets you set the lights, spa and pump on a schedule from your phone.

Cooler months. A heated spa or pool can stretch the season well into winter. We help you choose the right approach for how often you plan to swim, and we size the equipment to the pool we design.

Features Orlando homeowners ask for

Every design is different, but these are the features we talk about most often during a Free Design Consultation:

  • Raised spas with spillover edges, so the spa and pool feel like one design.
  • Sun shelves, for lounging, shaded umbrellas and young swimmers.
  • Sheer descents, bubblers and deck jets, for sound and movement.
  • Fire bowls and fire features, designed into the coping and deck.
  • Vanishing edges, where a slope or a lake view makes sense.
  • Lap-friendly layouts, for homeowners who swim for exercise.
  • Pavers, travertine and natural stone decking, chosen to match the house.
  • Smart automation, so the pool runs on your schedule.

We will tell you honestly which features fit your yard and which ones would crowd it. The goal is a pool you use all the time, not one you just look at.

Our design process

A custom pool should feel simple from your side. Here is how we work.

1. Free Design Consultation. We start with a conversation about how you want to use your backyard: entertaining, swimming laps, relaxing in a spa, or keeping kids busy all summer. We look at your survey, your house and your yard.

2. Custom design. We draw a pool designed for your lot and walk you through it, adjusting until it fits the way you live. You see the layout, features and finishes before anything is built.

3. Itemized proposal. Every pool is custom, so we don't publish prices. After your consultation, we send an itemized proposal that lists the work line by line, from excavation and steel to finishes, equipment and decking.

4. Plans and permit. We confirm whether the City of Orlando or Orange County has jurisdiction, prepare the engineered plans and calculations, and pull the permit as a Florida certified pool and spa contractor.

5. Construction. One project manager is your single point of contact from layout through start-up. We keep you informed at each stage and schedule each inspection.

6. Start-up and walkthrough. When the pool is filled and the equipment is running, we walk you through how everything works so you're comfortable from your first swim.
