Custom Gunite Pools Designed for Ocoee Homes
Ocoee sits right next door to our office at 260 E Plant St in Winter Garden, so for us an Ocoee backyard is a short drive, not a road trip. Blue Dream Pools is a locally owned Winter Garden pool builder, locally owned since 2004, and we design and build custom gunite pools and spas for homeowners across Ocoee and West Orange County.
Every project starts with a free design consultation. We listen to how you want to use the yard, look at the lot, and then send an itemized proposal after the consultation, so you can see exactly what is included. We don’t publish prices, because no two pools are the same.

Designing a Pool for Ocoee Properties
Ocoee is a mix of established neighborhoods and newer subdivisions, and that shapes the work we do here. In older parts of town, many homeowners call us about a pool that has simply aged out: a worn finish, dated tile, cracked decking or tired equipment. A renovation can bring that pool up to today’s standards with a new interior finish, fresh tile and coping, a new deck and efficient Hayward equipment. In newer communities, the backyard is often a blank slate, and the pool, deck, lanai and landscape can be planned together from day one.
Water is part of Ocoee’s character, from Starke Lake near the historic downtown to the shoreline toward Lake Apopka. Lots near lakes and ponds raise practical questions: required setbacks from the water, how the yard drains, and how a seasonally higher water table in the summer rainy season affects excavation and the engineering of the shell. We look at those conditions during the site visit and design for them, rather than discovering them during the dig. The same goes for easements, side-yard access for equipment and where the pool equipment can sit so it stays quiet and out of sight.
Geography matters here more than people expect. Ocoee sits on the sandy ridge country of West Orange County, within the Lake Apopka basin, with lakes such as Starke Lake, Lotta Lake and Prairie Lake scattered through town. Sandy soils drain quickly and excavate cleanly, but they can also shift if the dig isn’t shored and the deck base isn’t compacted properly, which is why the City requires a soil compaction check before deck inspection. Lower-lying lots near ponds and retention areas can see the water table climb during summer storms, and on those lots we may plan dewatering during excavation and a hydrostatic relief valve in the shell. On newer lots, the builder’s grading plan and drainage swales usually set the limits for where the pool and deck can go.
Screen enclosures are popular across Ocoee for keeping out bugs, leaves and debris. Enclosures are built by experienced screen-enclosure subcontractors and coordinated by our team, so the screen, the deck and the pool fit together.
We are about 5 to 10 minutes from Ocoee, so site visits and milestone check-ins are easy to schedule.
Permits in Ocoee
If your address is inside Ocoee city limits, the pool permit is issued by the City of Ocoee Building Division. The City asks for a notarized permit application with the parcel ID, digitally signed and sealed engineered pool plans, a scaled site plan showing setbacks, easements and equipment location, the City’s Residential Pool Safety Act form and an impervious area worksheet. Inspections follow at the steel, plumbing and bonding stages, before the deck, before the pool is filled and at the final. Some homes with an Ocoee mailing address sit in unincorporated Orange County instead, and those are permitted through Orange County. We confirm the jurisdiction from the parcel, prepare the drawings, and pull the permit in our name as a Florida certified pool and spa contractor (CPC1460083).
A few details are specific to Ocoee. The pool is issued as a primary permit with an electrical sub-permit, and the engineered plans must include the total dynamic head calculation for entrapment protection and the energy-efficiency compliance form. A recorded Notice of Commencement is required before the first inspection on most projects. The pool safety inspection happens before the pool is filled, with gates, screen enclosures and any alarms in place, and the engineering final checks that the yard is graded and restored.
HOA and ARB approval is the homeowner’s step. If your neighborhood has an association, you submit to the board, and we give you clear plans and the details boards usually ask about.
